Adventures on the MLS - and not the fun kind either!

In the Real Estate Industry we have this tool called the MLS. The MLS stands for Multiple Listing Service. All members of the Buffalo Niagara Association of Realtors have access to this tool. We hope that each member takes time to review their listings to ensure that they are complete and full of information - correct information.

What harm can an error on the MLS do?

A lot. Especially if it is your listing and is input incorrectly in the MLS! I have spoken about the importance of good photos and how they can ruin your chances of someone seeing your home. But there is even a more important thing to review about your listing. The data as input into the MLS.

The data on the MLS is garbage in, garbage out. If the incorrect information is not on the MLS, it can cause difficulty for potential buyers. I found these two photos I took of my son a few years ago, which I did for a newsletter for the Data warhousing company that I worked for at the time. It reminded me of the journey I have taken in the past few years with blogging. I have spoken to several people that are wondering if they should create an outside blog for their business.

The photos were to illustrate a point that you don't start out on the big bike, you start out on the bike with training wheels and then you grow into the big bike. The article was about picking the right tools for the job at hand. When you started at Active Rain, it is like riding a bike with training wheels.

When I looked at these photos I thought about the newer agents in the business and those that are trying to make sense of blogging. There many lessons in Real Estate to be learned and they come in stages. Start out small, learn as much as possible, and grow into the next stage. It never ends.

So ask yourself an important question are you ready to move to the big bike? How do you know? What questions do you need to ask? Where do you start?

You too are allowed to have training wheels until you are comfortable without them. That the to start on the bike on the left although really cool and appealing might not be right for you right now. One day it will be.

And so I was reminded that it is not the destination, but the journey....

I started my Real Estate career in Florida, and discovered Blogging as an effective means of advertising listings and gaining Internet exposure. With well over 80% of buyers starting their search on the Internet, you need a Real Estate Professional that understand how to Market Homes for Sale via the Internet. Moving back to Western New York, I seriously looked at what did and did not work for me in Florida.

Working with amazing mentors I changed my focus and dug in. It seems fitting that Bloodhound Blog was where I ventured from the safety of ActiveRain. It changed how I looked at the Internet; it changed how I did business forever. I finally graduated from the Nursery, achieving success by implementing the best of Internet practices.

Laurie Manny gently pushed me out of the ActiveRain Nursery and on to a post of Brian Brady's on Bloodhound, then off to an assortment of other sites. Laurie has taught me to be authentic, consumer focused and engaging. Oh and a little thing called SEO. Brian Brady taught me to about being viral. Probably the most influential of Brian's Bloodhound posts is an old one of his. I have to disagree with his use of the word instead, I prefer in conjunction with.

Change is good right?

Western New York Realtors are facing a huge change in how we search on the MLS come September 8th. It is important to those of you that read Best Buffalo Homes regularly, know that the stats you see are about to change a bit. Using my property search you may find that there are data errors as the IDX provider works through these conversion issues.

I am not saying it is better or worse, just very different.

With change comes confusion and let me tell you that there is a lot of it going on with this conversion. Realtors throughout WNY are working to find all the bugs and errors, but that does not mean that we will not be encountering many when we are forced onto the new system September 8th. And as of this writing, there are no plans to delay this conversion.

The good news for you is that we are combining data with Syracuse and Rochester MLS's so we can search there. But don't get too excited yet; Buffalo is the first to go onto this new system. It will be some time before we can search Syracuse and Rochester homes for sale.

With the good news comes some bad. Decisions were made that will affect both Realtors and Consumers in an effort to meld the three disparate systems into one and with that many of the built in community searches are going to disappear. Read the rest of this entry »
