For Sale By Yourself in Buffalo NY?

Selling your Buffalo home by yourself there are many things that you have to think about. For Sale by Owners have a lot to do get their homes sold and they are at a disadvantage to get it right the first time.  One of the most important things when selling your Buffalo home by your self is all the details.

What does a Realtor® do?

Many of these things that a professional Realtor® takes care of for the Western New York Seller:

  • Effective pricing of your Buffalo home. The market changes rapidly, a good Realtor® is abreast of the changes and what will affect your listing price. These things can change daily in Western New York.
  • Home Buyers in the Buffalo area are well educated with access to public records. They do a considerable amount of research and will pass over an over priced listing.
  • Your home not in top shape, they will give you a low ball offer if they are slightly interested.
  • Are you prepared to do the negotiating with the buyers? Sometimes there are personal emotions that get in the way - a good Realtor® is an excellent buffer for you.
  • Do you know where to advertise in Buffalo and Western New York? What advertising is most effective?
  • Are you prepared to miss potential Buffalo buyers by not being listed in the Multiple Listing Service.
  • Are you providing lots of photos and visual tours on your website for your Western New York listing? What is the page rank of your website? In Google Searches is your website coming up on page one? 80% of buyers start their search on the Internet - are you being seen by them?
  • What about your personal security in your Buffalo home? Strangers coming to your home going through and you have no idea who they are or if they are just looking for an easy target?
  • How are you going to handle showings? Especially those last moment. If you use a Realtor® we have systems in place to ensure you won't miss a showing!
  • Qualifying potential buyers, handling paperwork, ensuring that deadlines are kept.

Open Houses in Cheektowaga NY April 26, 2009

Cheektowaga Open Houses

Open Houses don't sell houses! Yet we find them to be a popular way to search for a home after the Internet.   It gives buyers an opportunity to look at a variety of home styles to help them put together their list of requirements.   Sometimes it is a way a home gets sold, but it is not always the best way for a buyer.

Who are the typical visitors of Open Houses?

  • Nosy neighbors - your neighbors have seen the sign out, they want to see your home to compare their own home's value
  • Daydreamers - people who cannot afford to live in your neighborhood, they just, even for a few moments, imagine living in your world
  • Idea Gathers - people that are very happy in their homes, just looking for ideas to gather to update your home
  • Buyers -   Buyers that are checking out neighborhoods, buyers that may or may not be pre-qualified

Foreclosure Auction - April 25, 2009 - North Tonawanda NY 14120

NORTH TONAWANDA TO AUCTION 15 FORECLOSED PROPERTIES, RETURN THEM TO TAX ROLLS

Through the efforts of City Attorney Shawn P. Nickerson and City Clerk-Treasurer Robert G. Ortt, the City of North Tonawanda will conduct a live auction of approximately 15 tax-foreclosed and City owned properties on Saturday, April 25, 2009, starting at 10:30 AM.

According to City Clerk-Treasurer Robert G. Ortt, "These properties represent more than $500,000.00 in tax dollars that are due to the City and have not been collected for several years. The cost of that is borne by the taxpayers who do pay their taxes. This is an important and necessary step to return these properties to the tax rolls so that we can lift some of the burden off of the property owners who have made their payments all along."

Some of the featured properties include the former Parkside Lanes bowling alley, located at 500 Schenck Street, the large parking lot across the street, vacant industrial parcels, houses, and residential building lots. There will be no reserve prices on the properties.

Local residents of Niagara and Erie counties are encouraged to take a look at these sale properties. There are currently 16 properties in the sale. Interested bidders can visit the City of North Tonawanda City Clerk-Treasurer's website and click on the auction link at the bottom of the page. They can also go to www.auctionsinternational.com directly for free sale catalogs with tax maps, photos, terms and conditions for the sale.<!--more-->

The contents of the bowling alley are being offered for sale via online auction at www.auctionsinternational.com. There are 95 lots in all, including restaurant style kitchen equipment, bowling balls, racks and pins, bar items, sound reinforcement items and much more. The online contents auction is running currently, with bids scheduled to close on Wednesday, April 29 starting at 6 pm.

City Attorney Shawn Nickerson said, "This is a first for North Tonawanda - we are auctioning the contents of these properties online in conjunction with the live real estate auction. Between the two auctions, we expect to maximize the revenues coming into the City, which will help replenish some of the tax dollars that have been lost on these properties prior to their foreclosure".

Auctions International, based in Cheektowaga, will be conducting the live real estate auction and the online contents auction. Interested parties can contact the auctioneers directly for more information about the auction process at (800) 536-1401, Monday through Friday, from 9 am - 5 pm.
