Gulfview Club - Market Update September 2006

Labor Day is upon us and it is time to start thinking of season once again.  One of my favorite condos on Marco Island is the Gulfview.   It is popular beachfront condo which is centrally located right next to Marco Island's Resident's Beach.  You can read my previous messages August Update or July Update for more details and information on the Gulfview.  I will write different things in each of my posts on the Condo.  I have also spoken with several owners and done some research for them that I thought I would share here.

There has been a lot of activity and I just thought that I would update you on that:

  • There are currently 23 units that are for sale, no pending and nothing has closed since my last report.
  • There are two properties that were on the market that expired, terminated or were withdrawn over the last 18 months and now remain off the market for now
  • There are 5 listings that have been on the market expired, terminated or were withdrawn prior to being placed back on the market
  • There is one unit that closed in February for $695,000 and went back on the market the same day for $975,000.

Now here is where it gets interesting...   This year the Average List Price of Sold units was $748,750 and the Median list price was $749,500, so far this year there have been 4 Sales of properties with the Average Sale Price of $680,000 and a median of $697,500 with an average days on the market of 142.

  • Let's look at the 2005 Year of sales in the building.  There were a total of 20 sales in the building, and the average days on the market of those units sold was 114 days.  Average List price of those sold was $804,584 and Median was $802,000.   The average sale price was $771,988 and the median sales price was $764,250.
  • 2004 Sales - Average List was $582,468 and Median was $599,000 while Sold average was $566,977 and median was $578,750 with an average of 110 days on the market for the 22 sales that year.
  • 2003 Sales Average list was $459,668 and Median was $455,000 while the average sold price was $444,700 and Median sales price was $435,000 with an average of 132 days on the market for the 19 sales that year.
  • 2002 Sales - Average List was $421,333 with median at $419,500 while the average sales price was $406,667 and median was $410,000 with an average of 69 days on the market for the 6 properties that sold.

So why so few sales?   If I can see the numbers, and it is simple statistics you would think that the sellers would understand that their list prices are over what the market will bear.  2004 and 2005 saw tremendous rises in prices and was an unusual increase.   When coming to your List price you really need to disregard (I know I am not going to be popular here BUT...) the tremendous appreciation.  If I take the Average Sales price of 2003 of $444,700 and give it a 15% appreciation each year I come up with $676,332.  The Average sale price for 2006 is $680,000.

Right now there is only one unit listed for $699,000 and the rest range upwards of $749,000.  So sellers if you wish to sell, you might want to adjust your list price to more realistic prices or take your property off the market and wait for the appreciation to catch up.   Long term this condo is an excellent value - just look at the numbers over the years.  What has happened here is that the sales prices here have normalized....

If you would like more information on this Marco Island condo or any Naples area community, please give me a call at (239) 821-3063 or email me at colleen@minre.com.

** All statistical information was gathered from The Marco Island Area Association of Realtors. **

Ernesto Preparations

I have spent this afternoon going around and gathering up signs and making sure that items are secured at many listings today.   Collier County Schools and many businesses have already decided to close (including the Board of Realtors on Marco Island) and we will be dealing with Tropical Storm winds.

The latest update from the City of Marco Island is attached and if you are looking for updated information, please visit the city's website at http://www.cityofmarcoisland.com/.  Here is a link to the county's Hurricane Manual.  Also please refer to my previous BLOG "It's that time of the year" for helpful information.

Just thought you would like to see what other members of Active Rain have been writing

What Active Rain Means To Me

It is Sunday afternoon and I have had a very busy week this week, I have wanted to sit down and write this but the time has gotten away from me.   Some of the activity I can directly attest to Active Rain and the invaluable information I am gaining from some of the more experienced agents out there.  I found Active Rain when I was beginning to doubt that I was cut out for this.   Since joining Active Rain I have the comfort that I am not the only one struggling and that all I ever have to do is ask for the help.

Louann Nudi did a BLOG on Predictive Marketing and I followed her suggestion.  I have meet with two For Sale By Owners last week, listed one house as a direct result of that post.   I had a great feeling about the idea, I had no idea I would see results that fast.

There were countless suggestions on how to improve my open houses - which today I had a very nice one with a couple of people that I might be able to work with and I have promptly sent out invitations to the three Realtors that I meet today.   They were all really interested in what I had to say about this group, let's see if they join...

Then there are the countless BLOGs out there that seem to be written to me right at the moment that I have needed them the most -- A few writers that I really enjoy are:

  • Jonathan Greene You always seem to write what I am thinking and I have been getting a boost just reading the notes everyone posts back to you.   Although I have been involved in Real Estate since 2002, it is only since June that I hung my shingle out without the safety net of someone else.  Granted I have a lot of knowledge, but getting out there and really doing this is tough work and can get you down when you are rejected.   By the way, you are so lucky to have such a loving and supportive wife....  Maybe one day I will be as blessed as you are....
  • Teri Isner I always look forward to your posts!
  • Kristal Kraft I always enjoy your posts and thanks for finally showing us your other half of your face...
  • Jim Lee Thanks for your helpful hints and please stop by the next time you come to Marco Island, I will take you to watch the dolphins play at one of the Tiki Bars....  There are benefits to living in Paradise!
  • Faye & Bernie Newbauer I have tutored you hours on all things technical and it is so wonderful to see you taking to this forum and writing such interesting posts....  I am very proud of the both of you!
  • Louann Nudi well I think I already said it, but THANKS!!!!!
  • Karen Villa Schweinfurth thanks for volunteering and getting involved, I know it is hard work and often goes unrewarded
  • Rory Siems some very interesting posts that make me stop and think
  • Geri Sonkin such great advise, I know you hate the snow, but with Ernesto bearing down on us I repeat "I MISS SNOW DAYS!"
  • Greg Tracy although we do not see eye to eye, it was nice to exchange our viewpoints
  • Bryant Tutas if I need to laugh you seem to do it with such ease...
  • and the countless others that I am grateful for that write humorous content and make me smile...

This is a wonderful group and it is definitely inspiring me to go the extra mile and be absolutely the best.  With the free exchange of ideas I am improving each day and I am grateful to each and every member for making this a wonderful place...

Interesting Thought

If we as Realtors are advertising the following are we not making the market look undesirable for buyers?

  • Major Price Reduction
  • Owners Must Sell
  • Below market pricing
  • Motivated Seller
  • Price slashed
  • Reduced!

Wouldn't it be more effective advertising statements like:

  • Money Magazine predicts 9.3% appreciation in Marco/Naples in the next 12 months (look up your area here)!
  • Don't miss this window of opportunity!
  • Rarely available
  • Great Beginnings!
  • Finders Keepers!  Losers weepers!

Just a thought for today... I would love to hear what everyone has to say about this....

Attention Buyers - now is the time...

Dear Potential Buyers,

I really love working with you and providing you all the information you really desire, but waiting for the market to bottom out you might just miss out on the perfect property for you.   Don't make your decision based on not wanting to purchase unless it is absolutely the bottom.   Many of you want to purchase and keep your property for several years, so over the long term you will do well.
