Marco Island | Hurricane Tips

Hurricane Season is upon us!  And although I would like to keep upbeat and not report the negative, the Weather Channel and CNN are not really welcome here if they don't report what happened afterwards.  As the storm left us they drove around the Island and then promptly left to follow the story on the other coast.  Nothing interesting here to show.  Imagine the number of customers that we got calls from saying they heard that there was a 17 foot storm surge and that was the last they heard about Marco Island.  There was no surge and no flooding, we were on the right side of the storm.  Now there was a little bit of flooding in Naples...

Owners - A Few Words on Showings...

Don't Forget To:

 

  1. Freshen the bathroom and put the toilet seat down and close the shower curtain
  2. Turn on soft music through the house
  3. light a single sented candle in the home
  4. Make sure all the window shades and curtains are open
  5. All lights are on
  6. Beds made, rooms tidy
  7. All dishes put away, counters clear of clutter.
  8. Art Gallery on Fridge removed?
  9. Get out of the house before the showing!

Angler's Cove - Marco Island - July 2006 Activity Report

Completion of this complex was in 1986 and the property consists of 1 & 2 bedroom units with a maximum occupancy of 5 people in a one bedroom and 6 people in a two bedroom. There are 320 units and 5 floors in the complex.  All units have full kitchens. The square footage of the units is in the 700 to 800 foot range. Some units have water views while others have pool or island views.  There are 13 acres of land most of which is boardering the Marco River. There are 2 pools three hot tubs, 2 tennis courts, a waterside bar and grill, as well as boat docks for rent.  Pets are not allowed and these units are desirable rental properties with weekly rentals allowed.   Maintenance runs approximately $910 a quarter.

Since July 1, 2005 there have been 9 closed sales that range in price from $225,000 - $505,000. Currently there are two properties that are pending and there are on the market 25 properties.  16 of these properties are 1 bedroom and range from $335,000 - $575,000.  9 of the units for sale are 2 bedroom and range from $359,000 - $525,000.

Marco Island State of the Market Report - July 2006

Marco Island - Happy Indenpendence Day!   Here is the latest information regarding the number of properties for Sale on Marco Island.   

There are currently 625 Single Family Homes for sale on Marco Island ranging from $340,000 to $12,900,000.  Of these homes the following is a breakout of the various locations:

  • Inland/Golf Course Homes - 180 Homes for Sale Ranging from $340,000 - $5,100,000
  • Beach/Gulf Homes - 4 Homes for Sale Raning from $5,900,000 - 10,500,000
  • Water Indirect (must go under a bridge to reach Gulf) - 224 Homes for sale ranging from $645,000 - 5,900,000

Currently there are 894 Condos for Sale on Marco Island ranging from 159,900 - $8,300,000.  The breakout of these condos is as follows:

  • Beachfront Condos - 413 for sale ranging from $375,000 - $8,300,000.
  • Boating Condos - 204 for sale ranging from $259,000 - $875,000.
  • Inland/Golfcourse Condos - 277 for sale ranging from $159,900 - 1,795,000.

There are 463 vacant residental lots for sale on Marco Island ranging in price from $179,900 to $5,900,000.  They break out as follows:
