The Plantation - Market Update December 2006

 

The Plantation is situated just a short walk to Marco Island's South Beach Entrance.  When you reach the south end of Marco Island, you reach the area that is quiet and more relaxed, yet has some very chic condos along the beach.  The Plantation is an older more classic building with fishing pier, tennis and pool.  Greeted by an elegant gate, ensures privacy for its residents. 

 

 

Here is the market activity since my November Update on The Plantation:

  • The Plantation 2-bedroom units there are a total of 6 for sale with an average list price of $892,817 and an average of 358 days on the market.
  • The Plantation 3-bedroom units there are a total of 4 for sale with an average list price of $1,330,000 and an average of 146 days on the market.  The number of days on market have been reduced only because the number of listings for 3-bedroom units has doubled.
  • There are no pending units at this time and no units have sold this year.

What does this mean for the market at this time?  Well we are seeing indications that we are coming out of this downward trend and things are starting to look up.  So now is the time to be purchasing your piece of paradise.  NBC-2 News yesterday featured that things are starting to look up here in Southwest Florida.

Marguerita Club - Market Update December 2006

 

There has been some changes since Last Month's Post including:

  • One property came off the market, resulting in the number of active listings to 3 with an average list price of $536,137 and an average of 316 days on the market.
  •  All three units that are for sale are Funished and are 2 bedroom, 2 bath units and range in list price from $490,000 to $599,500.
  • Currently there are no pending units and there have been no sales in 2006 to date.

What does this mean for the market at this time?  Well we are seeing indications that we are coming out of this downward trend and things are starting to look up.  So now is the time to be purchasing your piece of paradise.  NBC-2 News yesterday featured that things are starting to look up here in Southwest Florida.

Attention Southwest Florida -- It's Official, The Downward Trend in Real Estate Is Over!

 

And we have one of our members here at Active Rain to thank for it!  Glen Ginsberg made the news last night here in Southwest Florida announcing the end to the negative trend in Real Estate here!  "The higher end homes are selling," said Ginsburg. "We are now starting to stabilize and I honestly believe with the season coming up, we will see an increase in volume.".

The news media has gone and done it -- they did a positive piece on Southwest Florida Real Estate!  So it made the news, the market is starting back on its upward swing.  This is something that we have been saying for a long time, the news media just caught up with us!

Watch out Fence Sitters, the time is now!  With the lowest prices we have seen in Southwest Florida in a long while, there are many wonderful opportunities around.  But don't think that they will last and you can wait!

Florida Association of Realtors - Mid Winter Business Meetings

The meeting will be in Orlando at the Renaissance Orlando Resort at Sea World.  I just sent off my registration to attend these meetings January 17-21, 2007.   Not only is it important to be ivolved locally as a Realtor, it is important to partake in Regional and at the State & National level.  Building your knowledge in what is going on in the industry is an important part of what we do.  I am looking forward to being involved with the three committees:

  • Insurance
  • Programs and Services of Professional Development
  • Business Trends & Technology Forum

Anyone else attending these meetings from Active Rain?   Sounds like a great time for a Florida get together of Active Rain Members!  A couple of logical meeting times would be:

  • After the Far Computer Users Group Thursday January 18 - 1:30pm - 2:30pm
  • Before the RPAC Jamboree, perhaps over dinner on January 19 - 8:00pm
  • Breakfast on Saturday the 20th

Camelot Market Update - December 2006

It is a great day here on Paradise!  There are a couple boating condos that I really like here on Marco Island, one of wich is Camelot with its wonderful water views....  

  • At this point there are now 3 Active listings which affects the average list price to $799,000 and reduced from my previous report.
  • The average days on market is 130. 
  • At this time there are no pending listings or closed sales for 2006.
  • Overall waterfront condos there are 216 units for sale ranging in list price from $245,000 to $1,750,000
